Welcome to MyPropertyDash: Free Tools for Australian Property Investors
Welcome to MyPropertyDash. We are building the property investing tools we always wished we had: clear, honest, and built around the way property actually works in Australia. This post explains what is available today, what is coming, and how to get the most out of it.
Who we built this for
MyPropertyDash is made by property investors, for property investors. If you own an investment property, or you are working towards your first, you have probably felt the frustration of piecing everything together across spreadsheets, lender websites and your accountant's emails.
We wanted something simpler. Tools that speak plain English, handle Australian tax and lending rules properly, and help you make decisions with real numbers instead of guesswork. No hype, no jargon, and no pressure.
What is free today: the calculators
The fastest way to get value right now is our set of free calculators. There is no sign up and no catch, and every one is built for Australian conditions. A few of the most popular:
- Rental yield calculator: work out gross and net yield on any property.
- Negative gearing calculator: see your true out-of-pocket cost after tax.
- Stamp duty calculator: estimate stamp duty for your state.
- Equity calculator: find out how much usable equity you can access.
- Capital gains tax calculator: estimate CGT, including the 50% discount.
You can see the full set on the tools page. They are genuinely useful on their own, whether you are comparing properties, planning your next purchase, or getting ready for tax time.
What is coming: the portfolio dashboard
The calculators answer one question at a time. The bigger goal is a dashboard that brings your whole portfolio into one clear view, so you can see how every property is tracking together.
Here is what we are building:
- Equity and loan-to-value ratio across every loan and lender.
- Cash flow and your gearing position on each property.
- Capital growth tracking and forecasting over time.
- Tax-time and depreciation reports you can hand to your accountant.
The dashboard is in active development and launching soon. We would rather take the time to get it right than rush something half-finished, so for now it is invitation based. If you want early access, join the waitlist and we will let you know the moment it is ready.
How to get started
You do not need to wait for the dashboard to start getting value:
- Pick the calculator that matches the decision in front of you and run your numbers.
- Read our guide to the five metrics every Australian property investor should track.
- Join the waitlist so you are first in line when the dashboard opens.
What is next
This blog will be where we share practical, Australian-focused guides on building a property portfolio: yield and cash flow, gearing, equity, depreciation, capital gains tax, and the strategy behind it all. Everything we publish is written to help you make a clearer decision, not to sell you something.
Thanks for being here early. We are glad you found us, and we are looking forward to building this with you.
Put the numbers to work
Use our free Australian property calculators to run your own figures, then track your whole portfolio when the dashboard launches.
